چکیده

حوزه‏ بندى مجدد زمین یا توسعه یکپارچه مى‏ تواند ابزارى براى عمران زمین هاى جدید یا سازماندهى مناطق موجود شهرى باشد، همه صاحبان زمین به صورت یکجا، بخشى از زمین هاى خود را براى خیابان و سایر فضاهاى عمومى ‏تخصیص داده و زیرساختارهاى مور دنیاز را به صورت کامل یا بخش به بخش به اجرادرآورده و مرزبندى‏ هاى موجود را با طرح جدیدى انطباق مى‏ دهند و سایت‏ هاى ساختمانى جدید مطابق با شرایط منطقه‏ اى یا ارزش داده‏ه اى مربوط به زمین مکان‏ یابى مى ‏شوند، این مقاله به بیان روش ها و کاربردهاى آن در کشورهاى مختلف پرداخته و امکانات، مزایا و مشکلات روش مذکور را براى توسعه متدلوژیکى آینده موردبحث قرارداده است.

Development of Land Re-Zoning, a Tool for Urban Development

چکیده [English]

Land re-zoning or integrated development can be a tool for the development of new lands or the organization of existing urban areas. All landowners will share their lands for street and other public spaces, implement the necessary infrastructures wholly or separately, adapt the existing boundaries to the new design, and new construction sites are located according to regional conditions or the value of land-related data. This article describes its methods and applications in different countries, and discusses the possibilities, advantages and problems of the above mentioned method for future methodological development.
